In the event of a cancellation by tenant, a reservation canceled between 0-45 days prior to arrival is not eligible to receive a refund. If more than 45 days notice is given, tenant shall receive a refund of all payments made by tenant, less an administrative fee of 10% of the Total Cost of the Reservation.

Trash Days -
Do not leave any food in your car and be sure you lock the doors. Our bears can open car doors and destroy the interior. It happens several times each year!
For Housekeeping Issues – Text/Call Kim at 828-421-6363
Maintenance Issues – Text Joe at 828-200-3810 and leave a message with property address and issue
Major Issues/ Emergencies/ Equipment Outages – Text us at 828-415-5591.
Fireplaces – 1 Wood Buring, 3 Gas and an outdoor wood burning firepit.
Television - If TV is not Working - try these steps first
Use the remote for the TV
See if there is a source/input button or press and hold the enter button - a menu should come up scroll to HDMI-1
TV should be set on HDMI-1 - if it is on HDMI-1 and still no picture, try one of the other Input sources to see if the channels come back
Make sure that the cable coming from the box to the TV is secure and has not become loose.
DO NOT UNPLUG TV EQUIPMENT
Accidental Damages to Rental Property Is Included with your rental - PLEASE REPORT DAMAGES PRIOR TO DEPARTURE
Check out time is 10:00 A.M. Please text 828-421-6363 with property name when you leave
Before you leave, we ask that you please do the following:
*Wash and put the towels in the dryer
*Start the dishwasher
*Turn the lights off
*Make sure all the windows are closed and the doors are locked
*Set the AC to 72 degrees in the summer and the heat to 55 degrees in the winter
DISPOSE OF TRASH BY PLACING TRASH BAGS IN THE HOME'S BEAR PROOF TRASH CAN. THE TRASH MUST BE IN BAGS. NO LOOSE TRASH, CARDBOARD OR RECYCLING. THE LID MUST CLOSE AND LOCK. IF THERE IS NO ROOM IN THE TRASH CAN, DO NOT LEAVE BAGS OUTSIDE WHICH WILL ATTRACT BEARS. INSTEAD, LEAVE BAGS IN THE HOUSE OR GARAGE AND TEXT JOE AT 828-200-3810. LEAVE A MESSAGE WITH PROPERTY ADDRESS.
